Default Fees

Unpaid rent: Where rent is unpaid 14 days after it is due, interest will be charged at Bank of England Base rate + 3%.
Lost keys: If we assist you in replacing lost keys, we’ll charge:

  • The actual cost of replacement
  • A call-out fee if the keys are retrieved outside of office hours
If you’re locked out and it’s outside business hours, you’ll need to contact an emergency locksmith and cover the cost directly.

Tenancy Setup Fee £600 inclusive of VAT


Damages For Breach Of Contract

In line with the Tenant Fees Act, the following charges may apply if you breach the tenancy agreement:

Issuing Section 8 notice If issued due to your breach of contract, you must pay reasonable costs, capped at £35 including VAT.
Returned Cheques / Unpaid Rent Reasonable admin fee: up to £35 including VAT
Tenancy Amendment £60 including VAT for any amendments requested after the agreement has been signed.
Leaving Early If you leave before the end of your fixed term, you’ll need to pay:
  • 1/12th of the agent’s annual fee
  • Landlord’s re-letting costs
  • Rent and bills until a new tenant is found or your fixed term ends.
Copy of Tenancy Agreement Duplicate copies available for £6.
Failure to Keep Appointments Missed compliance appointments (e.g. gas inspections, check-outs, etc.) may incur an admin fee of up to £50.
Rent Overpayment Refunds An admin fee of up to £35 may be charged for processing refunds due to overpayments.
